VRBO, the international platform for renting homes, apartments, and rooms worldwide, has announced significant updates to its host cancellation policy. The new rules, effective October 1, 2025, are designed to increase guest trust in short-term rentals and prevent situations where travelers are unable to access their booked accommodations.
Option Trip – According to the updated Host-Initiated Cancellation Policy, if a guest cannot access the property and complete their stay, and the host is unresponsive or denies entry, the situation will be treated as a host-initiated cancellation due to denied entry. In such cases, the host may be charged a cancellation fee equal to 100% of the booking amount.
Other cancellation fees remain unchanged: if a host cancels less than 48 hours before check-in, the fee is 50% of the booking amount; if cancelled more than 48 hours but less than 30 days before check-in, the fee is 25%; and if cancelled more than 30 days before check-in, the fee is 10%. In cases of denied entry, the listing may also be temporarily suspended, and future bookings canceled to prevent other guests from experiencing similar issues.
For travelers, these changes provide greater assurance that they will be able to access their booked accommodations. For hosts, the new rules emphasize the importance of managing calendars carefully, maintaining clear communication with guests, and ensuring access to the rental property.
